Tenants Information

Now you have found a home that suits your needs all you'll need to do is complete a simple application form. Anyone who is over the age of 18 will be asked to fill out an application form. Please ensure that all sections of the form are completed in full, we will then process your references quickly and confidentially.

Information Required

Prior to taking over a tenancy of any rental property with ADM we require the following information:

1. Proof of residency e.g. recent bank statement or utility at the percent address.

2. Identification, which could be passport or driving licence.

3. We do require a referencing fee (NO VAT is payable)

FEES APPLY

SINGLE APPLICANT  £125.00 

COUPLE APPLICANT £ 175.00

ADDITIONAL APPLICATION THEREAFTER ARE £50.00 POUNDS EXTRA

GUARANTOR FEES £60.00

Any person(s) under the age of 25 could require a guarantor (please ask for details on the viewing).  

Full credit checking, referencing on all applicants is carried out prior to taking over the tenancy of any rental property. (Should the 'reference' be declined for any reason the fee pay is not refundable)

NO FURTHER FEES TO PAY

Guarantors

If you are a student, under the age of 25 or unemployed you will need a guarantor. You may also require a guarantor should your income fall short of the required figure. To determine this, check that your annual salary is at least 3 times the annual rent. 

For example, for a rent of £495pcm you would require a minimum of £15,000 annual salary. Each guarantor will need to complete an application form and be referenced before a tenancy can be considered. The guarantor will also have to sign the deed of guarantee before the tenancy can proceed.

Tenants Application Fee

You are required to pay this administration fee to cover the costs of preparing the tenancy documentation and credit reference charges. This is payable at the time of submitting the application. Please see the enclosed information relating to charges. Please note that if your application(s) fail or is withdrawn, the cost is non refundable.

Restrictions

Please be aware that some Landlords impose certain restrictions in respect of the following:

  • No Pets
  • Non Smokers
  • No Housing Benefit

It usually takes a minimum of 20 working days before you will be able to move into your property. Although every effort will be made by all parties to accommodate your moving date, unfortunately, no guarantees can be made. Once your application has been approved, and confirmation of a mutually convenient time and date will be agreed for the tenancy to commence. At this point it will be necessary for all prospective tenants and guarantor/s (where required) to attend the office to sign the tenancy agreement and other relevant documentation. Once the Tenancy Agreement has been signed you will receive a counterpart copy for your retention.

Advance Payment

Please note that an advanced payment of a month's rent and the security deposit must be paid in full before the keys can be released. Your initial payment can only be made by banker's draft or cleared funds.

Monthly Rent

You will also be asked to complete a direct debit/standing order mandate for the monthly rental payments. This will be payable three days in advance, monthly and will be collected on a set date as stated in the tenancy agreement. For joint or multiple tenancies, only one mandate can be accepted.

Tenants Content Insurance

Please be advised that your Landlord is not responsible for insuring any of your personal belongings. Therefore we strongly recommend that you obtain adequate contents insurance. Non-Managed Lets

Where ADM Residential Lettings is not responsible for the management of the tenancy, you will be given the Landlord's contact details to report any maintenance problems you may have while letting the property.

Utilities

ADM Residential will write to the utility providers of managed lets only, notifying them of meter readings at the commencement of the tenancy. Please note that we strongly recommend that you also inform the suppliers to ensure that your details have been received and processed.

Council Tax

Accepted tenants of a rental property are advised to complete the council tax form before or on the start date of the tenancy. There is one form of three a tenant must complete online at the Kirklees Council website, please see below.
