2023 Ended On A High In Housing Market Say Zoopla

Mon 08 Jan 2024

Given the importance of buying a house for many people, it is easy to see why a lot of individualism, couples and families place so much value on information provided by the leading property portals. Good or bad news from companies like Rightmove and Zoopla influence how people approach the property market, and what these leading companies say shapes a lot of activity when it comes to buying and selling homes.

This is why news supplied by Zoopla and their House Price Index will be of considerable interest to many people. In comparison to the end of December 2022, demand for property in December 2023 was 19% higher. There was also an increase in the supply of homes, which meant the demand was being met in many places.

Knowing that there is considerable demand for homes is comforting for homeowners, but this has always been the case in recent years. Therefore, it is likely something else that is driving the increase in supply of homes at this point.

We know Huddersfield faces unique challenges when it comes to the housing market, like every area. This is why taking national figures is okay for a starting point, but when it comes to the real-life market situations that impact people, it is always best to deal with a local specialist.

Richard Donnell, Executive Director at Zoopla says: “The housing market has been more resilient than many expected over 2023 but it hasn’t been a surprise to us. Mortgage regulations introduced in 2015 have stopped an over-valuation of housing which is why the decline in house prices has been modest over the year. House price falls have been concentrated in the south and midlands while prices are still slightly higher over the year in Scotland and Northern Ireland. UK housing still looks expensive by historic standards which is why we expect UK house prices to fall a further 2% over 2024 as prices and incomes re-align.“

"We shopped around when we were choosing our estate agent. I wanted a company that understood how important the sale of our house was to us, a company that cared. It seemed we were 'business' to many of them and nothing more... Until I meet Alethea at ADM residential. I knew from the minute I met her we would use her company and I haven't been disappointed once. She's efficient, a fantastic communicator, caring and professional. We were in safe hands. I can't recommend ADM highly enough. It's like business as it's used to be- personal. Fantastic. Look no further for your estate agents - you've found them here."
