Guide to Selling

Rustic living room

First Impressions Count

The entrance door and hall creates the remembering first impression to a viewer so make sure its the right impression! This could mean painting it in a neutral colour; this could make it feel larger, with more space. Remove any bulky furniture to use the space you have and upgrade the lighting. If you feel you need a dash of colour, accessorize with a vase and some flowers or a rug.

De-clutter Your Home

De-clutter your home but don’t depersonalize completely! Clearing or all the excess personal items in your home doesn’t necessarily mean you need to get rid; give it to a friend or out it in storage.

People viewing your home need to envisage what the property would look like if they were living there. Some often find this difficult so try making it easy for them to see all of the fantastic living space you have to offer.

Leave some personality, accessorizing correctly, brightening darker rooms by reflecting light using mirrors, lights and windows for natural light. Make the most of your home!

Consider removing or rearranging bulky furniture that makes the room feel small and try replacing it with smaller furniture, this gives the room a lighter and more open feel.

Landscaping

How does your garden look? Keeping your garden clean and tidy has a key affect on the impression of viewers. Good landscaping can help transform the view of your home and maybe even increase the price of your home.

That Smells Good!

Plants and flowers bring colour, life, light and most importantly smell delicious. Even fruit on your kitchen counter makes a big difference!

The aroma of a home can be one of the biggest turn off for prospective buyers, don’t just cover them up, fix it. Clear the drains, empty and wash the bins, open the windows, air the kitchen from old cooking smells, bake some bread! Wash any grimy bed sheets and get rid of furniture that is embedded with cigarette smoke or pet smells.

TIP! If you are a smoker, try placing small bowls of vinegar around the house and leave out for at least three days. The vinegar will leave a mild smell when you open the windows, it will disappear quickly taking most of the cigarette smell with it!

Positive smells can make your home feel comforting and alluring. It may be impractical to make bread or bake brownies for every prospective buyer who visits your home, you could try brewing some fresh coffee.

Repairs

If there are any minor repairs that need doing around the house, do them now! Ensure your home is finished to a quality of standard ready to start your viewings.

Is there any work around the house that can be carried that will add to the value of your home? If so, consider it if you have the means.
