Average Rents At Start of 2026

According to the December 2025 HomeLet Rental Index, the average rents in the UK stood at £1,317. This is less than the month before, falling by 1.5% on the month-to-month figures. However, if you look at the year-on-year figures, the average UK rent has risen by 2,6%.

The biggest change over the month occurred in Greater London, with movement of minus 3.1%. Of course, we are more interested in local matters, with Yorkshire and Humber being the next bigger mover. There was a change of minus 1.7% in our local area, which offers some relief for tenants. Of course, we appreciate landlords might not like the thought of average rents dropping, but you shouldn’t get too caught up on average rents.

We help you understand average rents and more

We work closely with landlords to position your rental property in the most appropriate manner. We know what the average homes are like in the local area, and we’ll position your property appropriately. If your rental accommodation is of a greater standard than the average home, we’ll price it accordingly, and make sure you are positioned in front of the best type of tenant.

We take great pride in offering a hands-on service that ensures you receive support tailored to your needs. In the current property market, the need for something that fits you perfectly is more pressing than ever. The emergence of the internet, and the surge of AI means many companies offer faster services, but it often lacks the care and attention that a skilled and experienced estate agent offers.

If you want to connect with local tenants, while making sure you and your property are cared for to the highest possible standard, you need to call on the services of ADM Residential.

What do the professionals say?

In addition to our expertise, we make sure we stay in touch with what the experts say in the property market. This means you can rest assured you receive the best guidance, without having to look for every news article or opinion yourself.

Will Eastman is the Head of Legal at HomeLet and Let Alliance, and he said: “December’s Rental Index figures represent a market that is pausing for breath rather than moving decisively in either direction. We’re seeing signs of stagnation, with small dips in some regions, but no clear trend of sustained increases or decreases.”

Will Eastman continued by saying: “Many landlords are considering higher rents on new tenancies due to the new legislation around rent increases and bidding wars, but with laws around evictions also changing, concerns over arrears mean they’re wary of pricing properties beyond tenants’ reach.”

We appreciate new legislation is a big concern for many landlords, but again, this is something we take care of for you. Don’t worry about what is happening in the market, let us manage your rental property in accordance with the latest regulations, giving yourself one less thing to worry about.
