Landlords Turning To Letting Agents

Landlords have a lot of tough decisions to make, and sometimes you need to reason your way to an answer. We also see the market is moving towards this state. A recent study suggests the percentage of private rental property managed by a letting agent is at the highest it has been in the past two years. The figures, in research conducted by Pegasus Insight, suggest two thirds of landlords in the country use letting agents to manage their rental property, and if you want more information about this, we are more than happy to assist you.

One thing that does stand out is not all letting agents are equal. There is official data which says 59% of tenants who have a property fully managed by an agent are satisfied with the level of repairs they receive. However, for tenants with properties fully managed by the landlord, 73% of satisfied with the level of repairs. This means some tenants, and landlords, aren’t getting as good a service as they could from their agent.

Change might be coming

This is why the NRLA has asked the Government to bring in minimum education and training standards for agency professionals. This hasn’t yet been agreed, but there is likely to be a consultation period next year.

Ben Beadle is the chief executive of the National Residential Landlords Association, and he released a statement, saying: “Landlords are ultimately responsible for ensuring the properties they rent meet all required standards. However, with two thirds of rental properties now entrusted to some degree to the care of an agent, it is vital that they and their tenants can have confidence in the services that these letting agents provide. As the rental market becomes more complex, reliance on letting agents is only likely to grow further. Reforms to the agency sector should therefore go hand in hand with the wider changes to the rental market.”

Ben Beadle continued by saying, “Whilst most agents provide a good service, too many do not. Minimum training standards would help ensure those working in the sector understand their responsibilities and can provide a consistently professional service. Pledging yet another consultation next year is simply not good enough. Tenants, landlords and reputable letting agents deserve action now.”
